The following is a review of our experiences with Shawn Kenny and Royal LePage Meadowtowne Realty Inc. I know that it may seem a bit lengthy, however, I think that it is important for you to know about all the issues, and circumstances. I'll start with a bit of background. My wife and I were retired, living in Milton ON and decided that we wanted to move to the country, specifically the north shore of Lake Erie. We were familiar with the area around Port Dover and loved the beaches, the wineries, and the relaxed lifestyle. We asked our good friend and realtor, Shawn Kenny for advice. He suggested that he make a referral to someone who knew the area, and could help us find the right house. Shawn didn't just pick a name out of a hat. He researched realtors in the area to find one with the experience and reputation to serve us well. He referred us to Trish Trinder of Royal LePage Brown Realty in Port Dover. It was a good choice. The woman turned out to be a true treasure, born and raised in Port Dover, she knew the area inside out. She had many years of experience, and was a second generation realtor, as her father had been in the business for many years in Port Dover. Trish found us the perfect property, quiet and somewhat secluded, but minutes to the most beautiful beaches, and surrounded by vineyards and lavender fields. She expertly negotiated a great deal, arranged a home inspection, inspection and testing of the well and septic systems, and suggested a great local lawyer. We felt like Trish knew everyone in Norfolk County and suspect that maybe she really does. It was a fantastic, painless experience, and we are so grateful for Shawn's recommendation. We then had to sell our house in Milton, and that is when the pain began. Instead of listing our house with Shawn, we made one of the biggest mistakes of our lives. We had a neighbour approach us to buy our house privately. We accepted his offer and then the nightmare began. He didn't waive a financing condition, made numerous appraisal appointments the were not kept, submitted fraudulent documents, and ultimately tried to involve us in a mortgage fraud. We wasted almost two months dealing with these issues. We could have had the house listed, sold and maybe even closed in the time that we wasted. We then turned to Shawn for help. We needed to have the house painted, and floor refinished, before listing. We hadn't done anything to prepare the house since the neighbour had told us not to do anything, not even clean, since he was just going to rent it out. Things were more complicated, since by now we were living in St. Williams, and every time we had to go to Milton, it was about a five hour round trip. Shawn became our eyes and ears in Milton. Shawn found us Ryan Hill, from Crown Hill Building to do the painting and floors. We had several quotes from other contractors, but Ryan was the only one who could do the entire job with his own crew. Since the house was vacant, and would show better with some furniture, Shawn arranged a consultation with Karen Thompson of Stage Appeal. Karen met with Ryan to discuss paint colours, and to quote on the staging. Meanwhile, Shawn rolled up his sleeves and started cleaning, cutting the lawn, etc. Ryan completed the job on time and very close to the estimate, even though he found a lot of additional work to do. He didn't charge us any more for the additional work, because he said that he believed that it was just par of doing the job right. The house looked better than a brand new house. While he was working, Karen came to check that the colours were right and, along with Carol Mercer of Furnish to Sell, prepared for the staging. At the same time Shawn arranged for a home inspector to come and do a very thorough inspection, to identify any issues, and arranged for the upstairs carpets to be cleaned. Karen and Carol id an amazing job with the staging. It truly looked like something from a magazine or television. Shawn arranged for a professional photographer to come and do the photos for the brochure. You should check it out. The sign went up, the listing appeared on MLS, and Shawn began a social media campaign. He hosted a VIP open house, with wine and cheese, and then one open to the public. Within about 48 hours we had multiple offers over asking, and it was Thanksgiving weekend! We accepted an offer, and there was more drama. The prospective purchasers did not come up with the deposit. Shawn gave them an ultimatum, and a concrete deadline, which they missed. He was quickly able to obtain a release from the agreement, and we were back on the market. By that evening we once again had multiple offers over asking. This time we accepted an offer from people who were Shawn's clients. We had no problem with Shawn being involved on both sides of the deal. Shawn's credibility is without question, and he has extensive experience in negotiations. We've known Shawn long before he was a realtor. In his past life, he help a very high management position, where he was instrumental in negotiating contracts with unions. This time it all worked out, conditions were quickly waived, and the deal was firm. We have absolutely no doubt, that we would never have sold our house so quickly, and for over asking without the incredible efforts of Shawn Kenny. We also believe that the final selling price was a reflection of the excellent work that Ryan Hill of Crown Hill Building, Karen Thompson of Stage Appeal, and Carol Mercer of Furnish to Sell did. If you have any doubts about the value of staging, please look at the photos of our house. If you have any doubts about hiring a realtor, please look at our situation, and the outcome. If every realtor did all the things that Shawn Kenny does, no one would ever have a question about them earning their commission. Those who think that a realtor just puts a sign in your lawn, lists it on MLS, and waits for a purchaser, would be quickly silenced. I know this may be surprising, but even factoring in the costs of the commission, the painting, the staging etc. we still made significantly more money than we would have made if the private deal had gone through, and with far less complications. It shows that it pays to deal with professionals, people with expertise, and above all unquestionable credibility, and that describes Shawn Kenny perfectly.
